We met Janelle when we were wanting to moonshot a property that was way outta our league. So we wanted to lowball. Knowing that we were paddling up stream, she helped us put in a lowball offer that the sellers rejected (no surprise). The property got 12 looks and we were one of the lowest. BUT... the property also fell out of escrow (twice). So Janelle helped us calibrate our offer to be exactly between the previous lowball and the previous accepted offer. Offer accepted! She met us there within days and helped walk the property, talk design, construction, and marketing. Now we were locked in for 50 days (a long escrow was planned, but it ended up taking closer to 60). Due to the complexity of the deal, Janelle had to maintain close contact with the sell-side agent. She helped him to assuage his fears and also kept us on track: investors, permits, architects, engineers, lenders, appraisers all had to land on time. It was a complex escrow and Janelle helped it stay on the rails despite mounting pressure. Well, we closed escrow! We are now rehabbing this epic project and using Janelle to sell it. Her local area expertise brought faith to our investors and now we just have to get this puppy fixed up and back on the market.
